First technicians couldn't complete job because they didn't have correct parts. Requested they note urgent follow up as drain was leaking. After waiting 10 days with no contact I called & was told techs did not report my urgent need for repair. 2nd tech sent out to complete repair that was done correctly. Should also note that while i DID offer to complete drywall repair, the first two techs crucified my ceiling in their haste by cutting hole between 2 ceiling joists and ripping out all my lathe boards so I have nothing to fasten my drywall to. Now i have to reframe my ceiling & recut the hole square un order to repair their butchery. Don't ever send them back to my house!

I arrived at Dale‘s home to complete an annual maintenance on the boiler system as well as complete a few estimate. I first completed the maintenance on the heating system. The system was dirty, because it had not been maintained, but I didn’t notice any items of immediate concern. I did Provide an option to improve the system by adding magnetic filter to the heating system. I then completed a few estimates for the water heater, well tank system, and adding some baseboard to the basement. The homeowners had stated the existing propane fueled boiler has stopped heating the home. The homeowners daughter is present but neither of the homeowners are on-site. When on-site; I preformed a diagnostic on this Burnham boiler system. This system appears to serve two heating zones within this home, 1st floor and basement (in-floor hydronic heat). This existing boiler and tank style water heater are 19 years old and several components are starting to wear, exhaust inducer blower is whining (1.1amps), pilot head & flame sensor are quite rusty / oxidized and the ignition control module has failed. Average boiler system life expectancy is 15 to 20 years while the tank style (power-vent, propane fueled) water heater life expectancy is 8 to 10 years. Both the boiler and water heater are at or past life expectancy, I would recommend starting a budget for replacement. Please refer to the attached estimates for details.
